Roof Leak Repairs

A wet patch on a bedroom ceiling rarely sits under the fault that caused it. Water runs along battens and underlay before it drips, so the search begins in the loft and up on the roof, following the trail back to the slipped tile, cracked ridge or open flashing that let it in.

Once the cause is found, the damaged section is repaired with matching tiles, ridges are re-bedded or mechanically fixed, valleys are relined and tired mortar verges can be replaced with a dry verge system that needs no repointing.

You are shown what was found and why it failed, so you can judge if a repair is enough or if the roof is close to needing replacement.

Signs Your Roof Needs Repair

Problems caught at this stage are usually a small job. Left through a winter, the same fault can reach the timbers and ceilings.

Stains on a Ceiling

Brown rings or damp patches upstairs, often worse after heavy rain or melting snow, mean water is getting past the tiles.

Tiles on the Ground

Pieces of tile in the garden or gutter, or gaps visible from the road, expose the underlay to the weather.

Loose Ridge or Verge

Cracked mortar along the ridge or gable edge lets the tiles rock in the wind and allows rain into the top of the roof.

Daylight in the Loft

Light showing through the roof, wet insulation or a musty smell in the loft all point to a gap that needs closing.

Why Choose Us

Why Book Regent Roofing

A repair is only as good as the diagnosis, so every job starts with finding the cause, not covering the symptom.

Cause First, Then Repair

The leak is traced on the roof and in the loft before any work is priced, so you pay for the fix that stops it.

Matched to Your Roof

New tiles and ridges are matched to the ones already on the roof, so the repair does not stand out.

Made Safe in Bad Weather

If rain is getting in, the roof is made watertight first, then the permanent repair follows.

Straight Answers

You are told plainly whether a repair will hold or the roof is wearing out, with no pressure.

FAQs

Roof Repair Questions

Why Is My Roof Leaking When No Tiles Look Missing?

Many leaks come from places you cannot see from the ground: a cracked tile under the one above it, a failed valley, lead flashing that has lifted at a chimney or wall, or a ridge with open joints. Underlay that has perished can also let wind-driven rain through. Tracing the water from inside the loft usually shows where it starts.

Can You Repair Just a Few Slipped Tiles?

Yes. Slipped and broken tiles are lifted out and replaced or refixed individually, leaving the surrounding roof untouched, as long as the battens and underlay beneath them are sound.

What Is the Difference Between a Mortar & a Dry Ridge?

A mortar ridge is bedded in sand and cement, which cracks and washes out over the years. A dry ridge is fixed mechanically with clips and seals, so it does not rely on mortar and needs no repointing. Both are offered when a ridge has to be re-fixed.

Can You Match My Existing Roof Tiles?

Usually, yes. Replacement tiles are chosen to match the profile, size and colour of the ones already on the roof. Where an old tile is no longer made, the closest match is used, or sound tiles from a less visible slope are moved to where they show.

When Does a New Roof Make More Sense Than Another Repair?

When leaks keep appearing in different places, many tiles are slipping or crumbling, or the underlay has broken down across the roof, a run of repairs often costs more over time than a new roof. You will be told honestly which applies to yours.
