Chimney Repairs

Chimney Stack Repairs

No part of a house is more exposed than its chimney stack. Frost breaks down the mortar joints, the cement capping that holds the pots splits, and the lead sealing the base of the stack to the roof can lift or tear.

Each of these lets water in, often appearing as a damp stain on the chimney breast or the ceiling next to it. Repairs cover repointing the brickwork, renewing the flaunching, refitting or replacing pots, and replacing worn lead flashings and soakers.

With access arranged safely, the whole stack is checked at the same time, so a small fault is not left to become a bigger one.

Warning Signs

When a Chimney Needs Attention

Chimney faults are easy to miss from the ground. These are the signs most often noticed first.

Damp Chimney Breast

Stains or flaking plaster on the chimney breast, often worse after rain, usually trace back to the stack or its flashing.

Crumbling Mortar

Open joints between the bricks, or grit gathering on the tiles beneath the stack, mean the mortar is washing out.

Loose or Leaning Pots

Cracked flaunching lets pots rock in the wind. A pot that has moved should be secured before it comes down.

Lifted Lead Flashing

Lead that has pulled away from the brickwork lets rain run straight down the stack and into the roof space.

Roof & Stack Together

The tiles, flashings and back gutter around the chimney are checked with the stack, because leaks often start there.

Leadwork Included

Worn lead flashings and soakers are replaced too, so the join with the roof is watertight again.

Safe Access Planned

Access is arranged before work starts, whether that means roof ladders or scaffold at the stack.

Whole Stack Checked

Pots, flaunching, brickwork and lead are checked together, so one visit deals with every fault.

FAQs

Chimney Repair Questions

What Is Chimney Flaunching?

Flaunching is the sloping cement capping around the chimney pots, which keeps them fixed and throws rainwater clear of the stack. Once it splits, water gets into the stack and the pots can work loose, so it is renewed as part of a repair.

Why Is My Chimney Breast Damp?

Damp on a chimney breast usually comes from rain getting into the stack through worn mortar, cracked flaunching, an uncapped flue or failed lead flashings. Finding which one is the first step in the repair.

What Is the Difference Between Repointing & Rebuilding a Chimney?

Repointing replaces the worn mortar between the bricks while the stack stays standing. Rebuilding takes the stack down to sound brickwork and builds it back up, which is only needed when the brickwork itself has failed or the stack is leaning.

Can You Cap a Chimney I No Longer Use?

Yes. A cowl or cap can be fitted to an unused flue to keep rain and birds out while still letting air through to prevent damp inside the chimney.

Do I Need Scaffolding for Chimney Repairs?

It depends on the height of the stack, the roof and the work involved. Some repairs can be done from roof ladders, while others need scaffold around the chimney. Access is planned at the inspection and included in your quote.

Do You Replace Lead Flashing Around Chimneys?

Yes. Lead flashings, soakers and the back gutter behind the stack are replaced where they have lifted, split or been patched with sealant.
